Brian Properties, Inc. has assumed property management responsibilities for a four-building industrial portfolio totaling 105,266 square feet following its engagement with MoRE Properties Group in December 2025. The assignment supports the owner’s continued expansion within established Chicago-area industrial submarkets.
The portfolio includes 1657 N. Kostner Avenue in Chicago (61,462 square feet), 26705 W. Commerce Drive in Volo (13,164 square feet), 3300 N. Knox Avenue in Chicago (17,600 square feet), and 4256 W. Diversey Avenue in Chicago (13,000 square feet). All four assets are located within established industrial corridors serving the greater Chicago metropolitan area.
MoRE Properties Group, a local investor actively expanding its industrial holdings, selected Brian Properties to support operational oversight as its portfolio grows. Ownership sought a management partner capable of administering complex lease structures and improving financial controls, particularly related to annual common area maintenance reconciliations, real estate tax adjustments, utility billings, and enforcement of tenant certificates of insurance.
Brian Properties has implemented structured lease administration and accounting protocols designed to align billing practices with lease terms and enhance reporting transparency. Ownership also cited the firm’s technology platform, which allows tenants to pay rent online and submit maintenance requests through a centralized portal, helping streamline communication and operational processes.
The engagement builds on a prior relationship between the firms. The principal of MoRE Properties Group previously worked with Brian Properties for leasing services while affiliated with another organization and returned following that experience.
MoRE Properties Group continues to self-perform leasing services and pursue additional industrial acquisitions, with a focus on older, larger assets that offer value-add potential through subdivision into smaller units. As clients expand through acquisition, Brian Properties supports portfolio growth through scalable management systems and consistent operational oversight.
